When choosing the maintenance partner for your electricity system you should be picky and careful

Here are some tips to keep in mind when choosing your maintenance partner.

The main purpose of the maintenance service is to ensure the safe functioning of the electricity system. For this to be possible, the operator responsible for the electrical system must analyse what repairs and maintenance tasks are required to make the system safe. Of course, it is also the responsibility of the service provider to ensure that all planned activities – such as system maintenance, emergency response and documentation – are completed.

Although power system maintenance service is highly regulated by laws, regulations and standards, we often see situations on the market where service providers circumvent the requirements. A well informed customer can detect situations where the operator does not fulfil their obligations.

What should I know about the electrical system maintenance service?

  • If the main fuse of the building's electrical system exceeds 100 amps, it is mandatory by law to use the services of a maintenance operator.
  • A maintenance operator is a natural person with a certificate of electrical competence who manages the maintenance and electrical works.
  • A written contract must be concluded with the maintenance operator. A general management contract which states that, inter alia, the electricity system needs to be managed is not an electricity system maintenance contract.
  • The operator must draw up a maintenance plan for the maintenance activities of the electrical system, which must include detailed descriptions of the actions that are to be taken to ensure safety. If there is no maintenance plan, the provided service cannot be considered an electrical system maintenance service.
  • The replacement of light bulbs and operational elimination of malfunctions may not be part of the maintenance service, although these are the activities that tend to be considered maintenance. The purpose of maintenance is to prevent malfunctions, not to deal with the consequences.
  • The operator cannot force the customer to order electrical work only from them. It is the responsibility of the maintenance operator to ensure that electrical works are carried out properly, regardless of who performs the work.
